Located on Main Street in downtown Bentonville with close proximity to buildings on all sides, Ledger presented multiple challenges Nabholz had to adapt to solve. Laydown space, parking, material deliveries, public safety and security, and traffic control were all heavily considered and planned for in order to deliver Ledger on time and within budget.

NAVIGATING TIGHT URBAN SPACES DURING OFFICE CONSTRUCTION
For tight urban construction sites, it is critical that teams consider the extra communication, costs, and time that the environment creates. Nabholz identified these challenges before construction even began, proactively planning solutions for the unique challenges posed by the tight space.
Since the Ledger jobsite was so tight, Nabholz procured a space off site to store materials, which required additional coordination to transport between the laydown site and the jobsite. Nabholz also leased parking lots off site to accommodate the possibility of upwards of 300 workers on the site at any given time. All this was considered and coordinated with the owner during the preconstruction phase because of its significant impact on cost and scheduling.
Transporting materials and accepting deliveries called for close communication between Nabholz’s team and the city. The city required substantial notice before closing or slowing down traffic, especially since the site was located in a busy part of town. Nabholz scheduled transportation and notified the city in advance to minimize delays and ensure all parties were aware of construction activities. In addition, superintendents must oversee material deliveries, and with so many occurring in a tight urban space, Nabholz assigned more staff to the project to keep the project on schedule and ensure safety during deliveries.
Keeping the public informed and safe during construction was a top priority. The team installed a fence and gate to prevent people from entering the construction site. They also posted signage to direct foot and vehicle traffic away from the site when necessary. For disruptive activities, Nabholz directly communicated with neighboring businesses about upcoming construction activities.
